Microsoft B121 and B122 – Intelligent Workplace Offices Design-Build

Originally constructed in 1991, Buildings 121 and 122 were renovated using the Design-Build procurement process. Each interior renovation included creating collaborative spaces, open office “neighborhoods” containing between 10 and 16 work spaces, large conference rooms, open kitchenettes and specialty breakout spaces. Multiple, large full height atriums were added to each building to achieve the design goal of every office being with 30’ of natural light.

Building 121 is a 180,000 SF, 3-story structural steel and open web steel joist building. Three atriums were added at each floor. Atrium and skylight openings were created by removing all existing framing within column bays and reframing with structural steel.

Building 122 is a 266,000 SF, 3-story post-tensioned concrete building with 1 level of underground parking. Structural highlights include removing the post-tensioned slabs for the inclusion of (2) 18’x72’ three-story atriums. More than 1,000 tendons had to be located, de-tensioned, cut, re-anchored and re-tensioned for this modification. Post-tensioning modifications were sequenced to minimize temporary shoring, allowing construction in adjacent areas to continue and meet the project schedule requirements. (Post Tensioning Solutions) Building 122 also included a complete mechanical system upgrade requiring multiple large mechanical shafts throughout the building and two structural steel rooftop mechanical platforms to support (4) 50,000 lb air handling units.

In addition to the office building renovations, the project also included site improvements such as a 750 SF conference room cabin, steel amphitheater stage pavilion, new steel and glass covered walkway canopies throughout the site, exterior screening on the adjacent parking garage and artwork support structures.
