Located directly across the street from Fred Meyer on NW 85th Street, Janus is a new mixed use project with 9000 SF of retail and 105 apartments. The project was specifically designed to complement the residential homes on the south side while also blending into the commercial landscape to the north.

The structure consisted of a concrete podium for below grade parking and ground floor retail with 4 stories of wood framed residential units above. Poor soils were encountered so we worked closely with GeoEngineers to design a deep foundation system to support the west half of the building. The wood framed structure achieved the architectural recesses and extrusions along the north elevation with a variety of structural systems. The roof structure was designed to maximize the vertical space in the top floor units.
