Located in South Lake Union, the 503 Westlake development is the addition of 3 stories to the existing 2-story Antique Liquidators building. Originally constructed in 1919, 503 Westlake required unique structural solutions that evolved over time as the project scope and owner requirements changed. Not typical of most renovations, this project utilized a number of different framing materials to complete the construction. The lateral system is steel braced frames in conjunction with reinforced CMU walls, concrete shearwalls, and the existing concrete shearwalls.  The gravity framing utilizes large glulam beams and columns that match the heavy timber aspect of the existing building. Additionally, pre-cast concrete elements were included at the new levels on the south and east faces of the building with light gauge steel framing throughout the upper levels.
