Pop Blocks Mixed-use Development

SSF is teaming with Mithun and R&H Construction on the Security Properties’ “Pop Blocks” project. The first phase of the multiphase development includes the adaptive reuse of a former Pepsi bottling facility and the new construction of 219 residential units (dubbed Spalsh), retail spaces, and parking.

The new construction wraps around the existing bottling facility’s pavilion, an 8,500 SF mid-century dome structure constructed with 48 glue-laminated timber arches. The adaptive reuse required upgrades to the lateral force resisting system, selectively removing decayed timber, new façades, foundations, slab on grade, and canopies.

The dome pavilion had fallen in disrepair and had been supported by temporary shoring for more than a decade. SSF relied on several techniques and partners to assess the pavilion, including Resistograph testing to determine the extent of the rot. Testing revealed the primary arch decay was extensive near the foundations.

Each primary arch was fitted with steel collars precisely fabricated to match the existing arch and pin connection to the foundation buttress. The collars allowed the decayed ends of the arches to be removed and spliced to the foundation. Select secondary arches were removed and replaced, and connections were strengthened throughout.

SSF is excited to work with an ambitious developer and talented design and construction teams who have brought the iconic pavilion back to life.

Phase B of this 5-acre mixed-use development, an 8-story multi-family project with 2 levels of underground parking, is underway.
