Johnson Carr owns a corner development site at 2120 152nd Ave. N.E. in the Bel-Red area of Redmond . It’s about a 10-minute walk north to the future Overlake Village Station. Architect SHW is designing an eight-story, 233-unit apartment building for the developer.
The next and possibly final design review is today.
Project numbers haven’t changed much since the last review in February. Three levels of parking — mostly below grade on a sloping site — would have 100 stalls. Tenants would have 247 bike stalls.
SHW estimates the total project size at 172,745 square feet. That one small commercial bay on the building’s northwest corner, with around 1,500 square feet. That might end up as a coffee shop with outdoor seating.
The team now also includes Bush, Roed & Hitchings, surveyor; Navix Engineering, civil; Layton Tree Consulting; Root of Design, landscape architect; TenW, traffic consultant; and Emerald City Engineering. There’s no sign yet of a general contractor.
Per city requirements, about 23 units would be affordable. Some would have balconies, and all tenants would share a seventh floor balcony and lounge. Apartments are to run from studios to two-bedrooms. Three of the apartments would be live/work units, with lofts.
Parking access would be from the building’s south side, Northeast 21st Street, leading to an interior auto court.
