Wrapping in an L-shape around Seattle Ski and Snowboard, just north of the city line on Aurora Avenue North, is about 1.3 acres of undeveloped land. It last traded in 2016, and Kidder Mathews put it on the market two years ago. It also lacks an address.
Prospective buyer SummerHill Apartment Communities is planning a new seven-story, 258-unit apartment project. The city of Shoreline uses 14927 Aurora and recently determined that SummerHill’s permit application is complete. The public comment period ends April 5. The city says a SEPA determination of non-significance is expected for the plan, which began brewing in 2021. BCRA is the architect.
Holly Yang and Freya Jin are the seller’s brokers at Kidder Mathews, which is using 14925 Aurora as the address. The asking price is nearly $5.6 million, with the status described as pending. The land last sold for $3.5 million to a Tacoma investor group.
BCRA’s proposal includes 236 parking stalls on two levels, underground and structured. A roof deck is planned. The estimated project size of 342,134 square feet apparently includes the parking and amenities. No commercial space is indicated.
The curb cut and driveway would be on Aurora, north of the ski shop. SEPA filings target a start date this fall, preceded by a land sale.
The SummerHill team includes Sound Earth Strategies, environmental consultant; Terracon, geotechnical engineer; Heath & Associates, transportation consultant; Brumbaugh & Associates, landscape architect; Swenson Say Faget, structural engineer; and Ryan Young Interiors.
The midblock property is bounded to the west by the Interurban Trail, and BCRA indicates a short connector from the unnamed building’s garage to the trail.
SummerHill’s other large current project is over in the Bel-Red area, near Highland Park. Exxel Pacific is building the 397-unit development, with Runberg Architecture Group as the designer.
