Seattle Bouldering Project has signed on to be the ground-floor tenant at 4502 University Way N.E., otherwise known as the University National Bank Building.
The building was constructed in 1912 and operated as a bank for over 100 years. Hunters Capital purchased the property, which needed significant restoration, in September 2020. Restoration and renovations were completed last September.
An existing 5,500 square feet of ground-level space will be built out to accommodate the new indoor climbing and fitness gym. Renovations include partition walls that will accommodate program needs. Programming consists of a lobby, locker and restrooms, lounges, staff office, a fitness conditioning equipment area, and an open climbing area.
Mithun is designing the tenant improvements for Seattle Bouldering Project. SBP estimates it will break ground on the project in spring 2023 with an anticipated opening of fall 2023. A general contractor has not yet been selected.
When it opens, the U District location will be SBP’s third in the city, adding to existing gyms in the Central District and Fremont. Mithun also designed the Fremont gym.
The University National Bank Building is a short walk from the University of Washington campus.
“We are excited to see the establishment of SBP at this fundamental corner of U District,” Hunters Capital said. The University National Bank Building also has rentable commercial space at the basement level and offices on the second floor. No tenants have been announced for these spaces.
Hunters Capital will host an unveiling event at the property on July 18 in celebration of its nearly $10 million renovation and of SBP’s lease.
