This project was a renovation of a 20-Story, 438,000 sf office building in Bellevue for a technology company. The design features two amenity floors (Levels 3 and 11) with conference, meeting, and dining spaces. These floors’ increased live load carrying capacity required structurally upgrading their floor structures. The greatest structural challenge in this project was the need to increase the live-load capacity of Level 3 without being able to access the structure from the occupied spaces below. This was accomplished by retrofitting the floor structure above and supporting Level 3 by providing hanger columns between the floors. The remaining floors consist of an open-office layout with meeting rooms and executive offices. The project also included a new feature stair in the main building lobby. The project uses operable partition walls to provide separation as required in new conference room spaces, cloud ceiling elements, and typical TI elements such as light-gauge partition walls and framed ceilings.

The original building was completed in 2008, and its construction consists of steel columns supporting composite deck over wide-flange steel beams. The lateral system is a concrete shear wall core with exterior steel moment frames. In addition to the scope described above, SSF’s design scope included providing new partition wall framing and ceiling framing, operable partitions, and AV equipment supports.
