Developed by Blueprint Capital, the 78-unit Chronicle apartments received its certificate of occupancy last week from the city of Seattle. Also acting as its own builder, Blueprint began work in the summer of 2022 on the five-story project at 4417 Wallingford Ave. N. It replaced some old retail/apartment buildings.
The team also included Cone Architecture; Swenson Say Faget, structural engineer; Riley Group, geotechnical engineer; Building Envelope Engineers, energy consultant; Emerald Land Surveying; Roof of Design, landscape architect; Green Lake Engineering, civil; Ryatt, demo and shoring; Harborstone Credit Union, which provided an $11.2 million construction loan; Weber Thompson, interiors; Redside Partners, property manager and Gibraltar, whose Laura Miller is representing the 1,452 square feet of retail space.
The latter two bays flank the lobby on Wallingford, a few steps north of Julia’s. Chronicle faces east to Wallingford Center, with its shops and restaurants. There are bus stops a block away for Metro’s 44 and 62 routes.
The project includes no parking, but tenants will have a 71-stall bike room at grade, with a dedicated roll-out door. That and a roof deck alco contribute to a total project size of about 36,561 square feet.
Units are all SEDUs. Featured monthly rents include $1,295 for 300 square feet; and $1,616 for 355 square feet. Five units are more affordable, to meet Mandatory Housing Affordability provisions. Up to one month of free rent is now being offered as an incentive to new residents.
Amenities include washer/dryers in all units, a package room and barbecue on the roof.
Blueprint is meanwhile nearing completion on 86 units in Ballard, now dubbed Carrick, which replaced the old KFC.
