On 12th Avenue just south of Seattle University, Songbird is an apartment complex replacing several single-family rental houses. This project is six stories of wood-framed structure over three levels of concrete. The 107,300 SF project has 119 one- and two-bedroom units ranging from 500 – 675 square feet, 2400 SF of commercial space on the ground floor, parking for 46 cars and 102 bikes, and a rooftop amenity space. Unlike many of our other Hybrid/Kamiak projects, this building has two levels of sub-grade parking. The team decided to build a mat slab foundation, choosing to design the sub grade levels for hydrostatic pressure rather than dewater the site.
