The Ben Young Apartments is a new 120,675 SF, 140-unit senior housing apartment building consisting primarily of one-bedroom units with 15 studio and 11 two-bedroom units. The work includes removing three existing one-story commercial use structures and removing two single family homes, site excavation, shoring, and utility work.

Outdoor and indoor amenities include an at-grade park, roof patios, indoor studio, fitness, library, lobby, and community room. Parking for 68 vehicles will be provided in a surface lot to the west of the building, partially below the 2nd floor apartments. Parking lot includes 4 ADA spaces and EV charging stations.

The building structure consists of 5 levels of wood framing over one concrete level. The building foundations are conventional spread footings on soil improved with rigid inclusions. Temporary and permanent shoring will be required along the project’s north, west, and south perimeters. A new, tall, concrete retaining wall structure will be located at the project site’s west bump-out to facilitate the creation of an at-grade park for the building residents.
