Jan. 23 will mark the likely final design review for Nitze-Stagen‘s planned apartment building at 4200 S. Webster St. Compass Construction is newly attached as the builder. Neiman Taber Architects is designing the eight-story, 203-unit proposal, now dubbed Swift 4200.
Nitze-Stagen has said it hopes to begin construction this year, and a master use permit seems well within reach.
The corner site is about a block south of Othello Station. The project does include some parking: 35 stalls on one underground level. And tenants will have 166 bike stalls.
Construction is to be six levels of Type III-A wood over two levels of Type I-A concrete. A total project size of 119,870 square feet yields a Mandatory Housing Affordability payment of about $1.9 million. Nitze-Stagen calls the project workforce housing, with attainable future rents.
Units are to run from SEDUs to two-bedrooms, with the bulk of the apartments being one-bedrooms. Sizes range from about 323 to 678 square feet. Amenities will include a ground floor lounge, an eighth-floor terrace connected to a second lounge, and two roof decks totaling about 1,655 square feet.
Three retail bays on the building’s north end will have about 3,262 square feet. Those will front on Martin Luther King Jr. Way South and a large new public plaza.
The Swift 4200 team also includes Murase Associates, landscape architect; Swenson Say Faget, structural engineer; DB Engineering, mechanical and plumbing; PAE, electrical engineer; Sitewise Design, civil engineer; Bush, Roed & Hitchings, surveyor; GeoEngineers, geotechnical; and Melissa Cole, who’ll create the public artwork in conjunction with Eunice Waymon Arts Services.
