The old 58-unit Bryant Manor, at 1801 E. Yesler Way. in Squire Park, is slowly disappearing. Nonprofit owner First A.M.E. Housing Association began planning a phased, two-building redevelopment of the 1970s-era affordable housing complex about five years back. Construction began in the fall of 2022 on Phase I, with Compass Construction as the builder. Environmental Works Community Design Center designed that initial seven-story, 101-unit building on the corner of 18th Avenue South.
And for that, the city issued a temporary certificate of occupancy this week. The grand opening ceremony will take place on Sept. 12. Apartments range from SEDUs to family-friendly four-bedrooms bedrooms. Those are to be affordable to households earning up to 60% of area median income.
The Phase I building also includes an early learning facility, aka the Ashe Prep Early Learning Center, and offices for FAME. Rooftop solar panels are also in place.
The team included Lotus Development Partners, development manager; Swenson Say Faget, structural engineer; Sider + Byers, MEP; Coterra Engineering, civil; and CT Engineering, shoring. Funding sources included the Amazon Housing Equity Fund, state, city, Washington State Housing Finance Commission, the Raymond James Tax Credit Fund and Umpqua Bank.
What about Phase II? There’s no declared schedule for that. Also designed by Environmental Works, that six-story, 149-unit building is to rise to the south, at 110 18th Ave. S. That will have one level of underground parking with 62 stalls — some with EV charging. Total project size for the duo is about 242,000 square feet.
