Two years ago, the owners of Cowen Park Cafe, at 1217 N.E. Ravenna Blvd., began planning to redevelop with apartments above a new home for their business. That plan has now been approved by the city, and is close to receiving a master use permit.
The new four-story building, designed by Build LLC, will have 26 apartments, three live/work units and a new deli and cafe. The team for what’s now dubbed Cowen Park Place also includes Cascade Built, general contractor; Karen Kiest Landscape Architects; Geotech Consultants; Emerald Land Surveying; Swenson Say Faget, structural engineer; and LPD Engineering, civil engineer.
No start date has been announced, and other permits are still pending. No application for a demolition permit has yet been made.
Total project size is listed at 19,354 square feet, including a roof deck with just under 400 square feet. Setbacks on the north and east faces of the building will also create private terraces.
The new cafe will have about 1,250 square feet, plus outdoor seating. The Mandatory Housing Affordability feet is calculated at $381,470. The project includes no parking. Tenants will have a bike room with 29 stalls.
The corner business, at Brooklyn Avenue Northeast, has been owned and operated by the Pak family since 2003. The current old building and attached duplex date to the 1920s, and will eventually be removed.
