Cohen Properties has a corner site, at 4401 Fremont Ave. N.,that may or may not be fully assembled. One property owner may be partnering with its Fremont West Partners LLC on an apartment project, which STS Construction Services will build.
Atelier Drome Architecture has its next and likely final design review on Sept. 11 for the five-story, 118-unit plan.
For its long frontage on the west side of Fremont, about 165 feet, Atelier Drome divides the building mass into a four-box scheme, using different hues and materials to break up that facade. Balconies will be varied, instead of in monotonous rows.
Apartments will range from SEDUs (small efficiency dwelling units) to a few three-bedrooms. Sizes look to run from about 260 to 870 square feet. Some units will have sleeping lofts.
A total project size of 60,306 square feet includes the amenities and parking. One level below grade will have 36 stalls, using stacked parking. Tenants will also have 115 bike stalls, both in the garage and next to the lobby on Fremont. And, interestingly, there will be an in-building bike room for commercial tenants, too. That’s to number 38 stalls.
Also included in the total size is about 4,365 square feet of retail/commercial space along Fremont. That’s envisioned as four or five bays, probably with a restaurant on the corner.
A roof deck on the building’s south end will span about 860 square feet. The Mandatory Housing Affordability fee works out to $927,645.
The team now also includes PanGeo, geotechnical engineer; Pacific Landscape Architecture; ThyssenKrupp, elevators; Chadwick & Winters, surveyor; Swenson Say Faget, structural engineer; Emerald City Engineers, electrical; Heffron Transportation, traffic consultant; and Watkinson Engineering, civil.
Three old buildings will eventually be razed, north of North 44th Street, one of them previously a Herfy’s, then later Vif, a cafe and wine bar.
A few steps to the south, at 4316 Fremont, Cohen and STS are nearing completion on that five-story, 93-unit project. And over on Eastlake, the same duo has topped out on a 57-unit project there.
